The Home Stretch

It’s probably the last thing on your mind when planning a custom home, but one of the first things you should choose is the color of your gutters. Turns out, it’s easier to match your exterior paint to the gutters than vice versa. Of course, we didn’t learn this until last week when we met with gutter contractors for bids, months after our house was painted. We lucked out, one of the gutter colors happened to be a close match to our trim.

In spite of attending Built Green Custom Home‘s classes, reading everything we could find, and having the support of a knowledgable consultant, this is just one of many lessons learned in hindsight building through an Owner Participation Program. The good news is, we haven’t made any serious mistakes along the way (yet…knock wood!) but there are definitely things we’d do differently if we could start over again. Experience truly is the best teacher.

Gutters aren’t the only additions to our house this month.  We now have electricity, a running well, bathroom tile,

light fixtures, garage door openers, and aviation themed ceiling fans.

The biggest project currently underway is our aerobic septic system which has a complex design due to the bathroom in our hangar.  Still a lot to accomplish before move-in, both inside and out, will keep you posted.

When I was young, our family had a vacation cottage at Hilltop Lakes Resort.  I remember it being a magically fun place with a Texas shaped swimming pool and a grass runway that lit up at night.

Lake Water Wheel Air Park

My husband and I first visited Lake Water Wheel Estates, a rural community in the East Texas piney woods near Shepherd, about a year ago.  We weren’t there long before friendly neighbors introduced themselves.  Floyd Rollins and his wife have lived at Lake Water Wheel since July, 1985.  He flies what appeared to be a Cessna 150 “Texas tail dragger” which he keeps in his hangar on the airport.

An hour drive from IAH, Lake Water Wheel Airport XS99 has a 2600 x 100 ft turf runway in addition to a neighborhood pool, fishing lake, two playgrounds and club house.  Rollins said that, while some home-owners are weekenders, Lake Water Wheel has about 40 families in permanent residence. Rollins said the air park has hosted several successful fly-ins and that the POA has allocated funds to improve the dirt road along the airstrip. When asked what he loves most about living there, Rollins replied, “the peace and quiet.”

We also met Duane Baker, a retired Continental Airlines Captain who hangars his Cessna 172 at Lake Water Wheel.  Baker estimated there are currently ten planes based on the field.

A hangar home is now available on the Lake Water Wheel runway!  150 Bonanza Avenue has a 7,000 SqFt hangar plus 3,000 SqFt upstairs living area with covered wood balcony over driveway and a 1 bdrm/1 bath apartment downstairs.

“When will you move in?”

I cringe every time we’re asked that question.  We’re hoping in about two months, but who knows?  So much depends on availability of contractors and supplies, not to mention the weather.  “Not soon enough” is my best answer.

It’s been over two months since I last wrote about building our hangar and home at Waverly Acres Estates Airpark in New Waverly, Texas.  The process has been moving along at a good pace although much of the progress is the unseen (and unglamorous) plumbing, electrical and HVAC inside walls and attics.  The home’s exterior has been painted and stonework is currently underway.

Most recently, the hangar office and house interior were sheet-rocked and our home’s concrete floors artfully stained.  This week we start the extensive trim work:  baseboards, interior doors, cabinetry and built-ins.  Time to pick out and purchase light and plumbing fixtures as well as appliances, door handles, cabinet pulls, bedroom carpet, water softener, hangar water heater, swimming pool, and more.  So many minor and major decisions to make, it’s often overwhelming to be our own general contractors, learning as we go.  

I’m beginning to understand why people who build through an Owner Participation Program often wind up selling only to build a newer home:  once they’ve learned the process first-hand they can use their knowledge to build the second home better than the first!

Fingers crossed, my next post will include photos of our finished project.

My husband, Dale, and I initially planned to purchase an existing airpark home but, after months of searching, we couldn’t find one that suited us. Dried In & Dried Out

“Dried in” is builder’s lingo for the phase of construction when the roof, windows and exterior doors are finished.  “Dried out” is an apt description of the weather we’ve enjoyed in southeast  Texas since we’ve hardly had any rain the past couple of months, allowing our project to zoom ahead at lightning speed.  If all goes as planned, our house will be dried in early next week! 

Electrical installation and building my husband’s “man cave” office in a corner of the hangar are next on the agenda.  Will keep you posted!

Whoosh!

After months of waiting in slow motion, our home and hangar building projects have suddenly blasted into hyperdrive.  The house has gone from  slab to framed in less than three weeks:

If all goes well, our house should be roofed (what builders call “dried in”) and the hangar completed within the next week or so.  Our outstanding construction crew enjoys watching planes occasionally take off and land while they’re working.
